Terms of service
Last updated October 19, 2026
These terms are an agreement between RentDonkey (“we”) and the property management brokerage that subscribes to RentDonkey (“you”). Sections 9 and 10 also apply to tenants and owners who use a portal their brokerage provides. By using RentDonkey, you agree to these terms.
1. The service
RentDonkey is software for managing rental property: online rent collection through your own Stripe account, trust-account records, owner statements, electronic lease signing, repair requests, and portals for your tenants and owners. We provide the software; we are not a real estate broker, property manager, landlord, bank, payment processor, lawyer or accountant.
2. Your responsibilities
- You hold any real estate license and meet the trust-account, record-keeping and disclosure rules that apply to your business, including those of the California Department of Real Estate.
- You are responsible for your leases, notices, fees and statements, and for checking that the amounts and terms you enter are correct and lawful. Have your attorney approve the lease you upload.
- You only add people you are authorized to manage, keep your staff’s access appropriate to their role, and tell us promptly if you suspect an account was misused.
- You won’t use RentDonkey for anything unlawful, to harass anyone, or to interfere with the service or other customers’ data.
3. Payments and Stripe
Rent and other tenant payments are processed by Stripe and charged on your own connected Stripe account; they are paid out to the bank account you choose, normally your trust account. RentDonkey does not receive, hold or transmit those funds. Payment processing is subject to the Stripe Connected Account Agreement, which includes the Stripe Services Agreement. You accept it when you connect your Stripe account, and Stripe’s fees, disputes and refunds of tenant payments are handled under that agreement and your own policies.
4. Subscription, billing and taxes
Your subscription price is agreed in writing before you start and is billed monthly in advance, in US dollars. We may change prices with at least 30 days’ notice by email; the new price applies from your next billing period after that. You are responsible for any taxes on your subscription other than taxes on our income.
5. Cancellation and refunds
You can cancel at any time by emailing support@rentdonkey.com. Your service continues until the end of the period you’ve paid for, and fees already paid are not refunded for part months. If we bill you in error, we refund the difference in full. We may suspend or end your account if fees go unpaid for 30 days after a reminder, or right away if you seriously breach these terms; we will give notice where we reasonably can.
6. Your data
The records you and your users put into RentDonkey belong to you. We use them only to provide the service, as described in our privacy policy. Before or within 30 days after cancellation, you can export your rent roll, ledgers, documents and statements; after that we may delete them, except where the law requires us to keep them.
7. Availability and changes
We work to keep RentDonkey available and your data backed up, but the service is provided “as is” and may sometimes be unavailable for maintenance or reasons outside our control. We improve the software over time; if we remove a feature you rely on, we will tell you in advance.
8. Liability
To the extent the law allows, we are not liable for indirect, incidental or consequential losses, or for lost profits, and our total liability for any claim is limited to the fees you paid us in the 12 months before it. Nothing in these terms limits liability that cannot legally be limited.
9. Tenants and owners
If you use a portal your property manager provides: your lease, rent, deposit and management agreement are with your property manager or the property’s owner, not with RentDonkey. Payments you make through the portal go to your property manager. Questions about charges, refunds, repairs or your account should go to them.
10. Using the portals
Keep your sign-in emails private, don’t try to see other people’s information, and don’t upload anything unlawful or harmful. We may suspend access that puts other users or their data at risk.
11. General
California law governs these terms, and disputes will be heard in the state or federal courts located in California. If we update these terms, we will change the date above and email brokerages before significant changes take effect. If part of these terms is unenforceable, the rest still applies.
